If you have a vacant plot adjacent to your property (or elsewhere) or are considering purchasing prospective land, we will assist you the feasibility of potential developments.
In terms of new residential builds, council policies promote the provision of new residential accommodation in established residential areas, but only where it respects the character and amenity of adjoining residential areas, and provides an acceptable standard of accommodation for future occupiers.
However, before considering the planning process for any type of developments, it is necessary to find out and understand whether there may be constraints, restrictions or covenants on your land that might prohibit or restrict development.
Examples include Green Belt or Area of Outstanding Natural Beauty designations or more locally identified protected woodlands and open-space areas.
There are different types of plot/land:
- Brownfield land
This term applies to land that has had previous planning use that might have ceased. This could include factories, old builders’ yards or even disused petrol stations. The government is broadly supportive of its use for redevelopment, so long as all other normal planning criteria are established. - Greenfield land
This term refers to land that has not been built on before, whether in open countryside, gaps in rural areas, on the outskirts of villages or between existing houses. All political parties are against developments of previously undeveloped land in the countryside, unless these fit their requirements to provide more housing, infrastructure or new towns. - Backland development
This term refers to land situated at the rear of existing houses. This only relevant where the original plot is quite large.
