Lease plans
A lease plan is an accurate drawing that identifies a leasehold demise for a property.
When selling a property, a lease plan might be required. Plans must be drawn accurately and include all necessary and legal requirements. These include a scaled floor plan, north point, site plan and coloured markings reflecting different demises within the property.
Premises licences
A premises licence, or a club premises certificate, is a permanent licence granted for a specific location that authorises the holder to carry on any or all the following licensable activities:
- the sale of alcohol
- the supply of alcohol by a club to its members and guests
- the provision of regulated entertainment (including plays, films, indoor sports, music and dance)
- the sale of late-night refreshment (hot food and drink supplied between 11pm and 5am)
Temporary event notice (TEN)
If you are arranging an event at an unlicensed premises that will be selling alcohol, having regulated entertainment and/or providing late-night refreshments, you need to apply for a temporary event notice. You must also apply for a TEN to extend the licensable hours at a licensed premises.
Use of part of the dwelling as a minicab booking office
As part of the process regulating private-hire operator licencing, it is required to hold from local authorities either proof of planning permission or a certificate of lawfulness for use of the home as a minicab booking office.
House in multiple occupation licence (HMO)
HMO licences are required for any living accommodation that meets the definition of a house in multiple occupation. The criteria follows:
- three or more individuals (persons) are in residence
- more than two families share the dwelling house
- reside in the property as their main residence; and
- share some facilities, for example a kitchen and/or a bathroom.
